Along Rue de Luxembourg in Leudelange, one of the commune's structuring axes, the project is part of the gradual evolution of a residential fabric set to densify. Immediately next to a major retail area, this urban sequence, classified as a mixed village zone by the communal land-use plan, encourages a mix of functions and a more compact form of development along this strategic axis.
The project replaces two former single-family houses with a mixed ensemble bringing together housing and an early-childhood facility. Developed over three storeys above ground and one basement level, the building organises its functions clearly so that the uses sit comfortably together.
The ground floor holds a crèche for up to 60 children and forms an active base in direct relation with the public realm. The homes occupy the upper floors within a restrained, balanced massing, while the basement gathers parking, cellars and plant rooms.
Particular care has gone into separating the different flows to guarantee clarity and safety day to day. Residential access is from the main façade, while the crèche has its own independent entrance on the side façade.
The apartments, ranging from studios to three-bedroom homes, are designed to suit a variety of lifestyles. Each home has a private outdoor space, a loggia, balcony or terrace, extending the interiors outdoors. Generous openings and carefully studied orientations bring in plentiful natural light and optimal living comfort. With the exception of the south-facing studios, every home enjoys a dual aspect.
The architecture favours durable materials rooted in their context, with natural stone on the façade, high-performance rock-wool insulation and the use of geothermal energy. This constructional approach is part of a drive for high energy performance and reduced environmental impact.
Through its measured siting, its mix of uses and its contemporary language, the project supports the urban evolution of Rue de Luxembourg while offering a balanced response between densification, quality of use and sustainability.
